For landlords and property managers
Between tenants, a unit often has to be emptied fast. Think a couch left behind, a dead fridge, or a basement suite that needs to be bare before the painters come. For us that is ordinary junk removal, priced the same way as any other job.
You don't have to see the mess in person to get a price. Have your super, agent or outgoing tenant send photos of each room, or send them yourself. One flat price comes back, and it is confirmed on site before we start. If you can't be there, tell us who will meet the crew. Donation and recycling receipts follow the job.
Several units? Photograph each one and we quote each flat. We can run them as one route, with one invoice if you want it that way, and work around your showing schedule. In condo buildings we book the service elevator and can supply a certificate of insurance to management on request.
One rule we don't bend: a former tenant's belongings aren't junk until the legal side is settled. Ontario's Residential Tenancies Act sets rules for property left behind, and we only take those jobs with the paperwork in order. What we don't take explains the rest of our exclusions.
